AVTECH Software To Purchase Cutler Mill, Leave NewportTown of Warren & East Bay Communities To Benefit
Newport, RI - AVTECH Software (AVTECH), the worldwide leader in 'IT & Facilities Environment Monitoring' hardware, announces the purchase of Cutler Mill in Warren, Rhode Island. The primary Cutler Mill building is a 41,000 sf mill building built in 1868 by the Cutler Manufacturing company and now includes an additional 7,960 sf out building which recently housed an organic food market. The Cutler Mill facility sits on 2.13 acres at the intersection of Child Street (State Route 103) and Cutler Street, in the very heart of Warren and just East of Main Street. AVTECH will move their worldwide corporate headquarters into the primary mill building and plans to begin operating there by March 1, 2009.
The Cutler Mill building currently houses popular local businesses that include the East Bay Chamber of Commerce, Basically British Tea Room, Imago Art Gallery, Yoga Loft, F.I.R.M. and Rhode Island Fencing Academy. AVTECH plans to keep as many tenants as possible and will use all currently open space within the mill building, initially moving primary offices into the 2nd floor which was recently vacated by East Bay Fitness and utilizing part of the 1st floor recently vacated by a karate studio. They will seek to lease the market building and are hoping to find a tenant that is similar in nature to the previous tenant, blending into the culture of the property and providing benefit to local residents.
AVTECH plans to continue renovations to the property over the next several years and restore the mill building with respect to its historic past and in a way that will blend comfortably within the historic and artistic culture of Warren. This work will continue the significant efforts of the present owner, Dave Wescott, who has owned the property since 2002, is co-owner of the neighboring 30 Cutler Street property and former co-owner of Warren Chair Works. Wescott has made important improvements to the property during the last 5 years that include bringing it up to proper building, fire and R.I.D.E.M. requirements. AVTECH expects to provide enhancements like free wireless internet access on the entire property, improvements of lighting and signage, significant building enhancements and restoration of the main tower, provided Warren city leaders will support this.

AVTECH currently resides in Newport, Rhode Island at the old mill building near the Gate 1 entry to the Newport Naval Station. They share the mill building with SAIC, a large government contractor. With over 2,400 resellers worldwide, AVTECH expects to more than double their sales revenues each of the next few years. Many of their resellers will be trained at the new Warren facility. AVTECH has worked hard for the last two years to get local and state law changed so that they could possibly purchase the now unused Sheffield School facility on Broadway. Although the city and community as a whole have been extremely receptive, the overall process simply took longer than AVTECH could afford to wait. AVTECH has been in desperate need of space for the last year and holding off on hiring new employees because they did not have room to house them. They broadened their search for a new location about 6 months ago and almost purchased a building in Middletown, Rhode Island in September until the building owner backed out at the last moment. AVTECH then broadened their search off island and within a week, Sigourney learned that the Cutler Mill facility was being put on the market for sale. Shortly thereafter, an offer was made and accepted, The closing is expected to be during the first week of December. "AVTECH is naturally saddened to leave Newport, truly a fantastic place to live and work," says Sigourney. "With 80% of our current employees being residents of Aquidneck Island, we would have preferred to remain in 'America's First Resort'."
